Some clients come to us with land already secured; others arrive with finished plans, ready to build. The value is in the coordination — fewer handoffs, fewer gaps, and one point of contact who understands the whole project, not just their piece of it.
Find
Every project starts with the right site. Footprint's land knowledge covers the practical realities of building in Greater Victoria — slope, services, zoning, and what a lot can actually support once you factor in construction. We help clients evaluate land they've found on their own, or search for sites that match their budget and plans. This isn't about volume — it's about matching a client to land that actually works for the home they want to build, in a region where site conditions vary block to block. If you already have land, this step is done; if you don't, it's where we start.

Design support is available if you want it — it's never required. Footprint offers in-house layout and concept work to help translate a rough idea into a workable plan, along with access to an architect for permit-ready submission drawings when a project needs them. This can mean as much or as little involvement as makes sense: some clients want help shaping the concept from scratch, others just need existing plans reviewed for buildability before permits go in. If you already have an architect and finished plans, Footprint builds from them directly — no requirement to restart the design process through us. The goal is coordination, not control: making sure design decisions and construction realities line up before you're committed to either.
Build
Construction is where the plan becomes a home. Footprint manages the trades, scheduling, and permitting needed to carry a project from groundbreaking through final walkthrough, with regular communication so you always know where things stand. Vancouver Island's building conditions — rain, slope, and municipal requirements that vary by jurisdiction — shape how a project is sequenced and built, and that local experience carries through every stage. Whether the project is a full custom home or a renovation, the same approach applies: clear expectations, steady communication, and a build managed by people who understand both the site and the plan.

Footprint Ventures is built around full custom home and renovation projects — not every job fits that scope. This isn't the right fit for small handyman repairs or single-trade work. If your project is a full kitchen or bath renovation, an addition, or a custom home, that's squarely what we do.
